The Mortgage Process

Step 1 - Let's Talk

We start with your goals, questions, timeline, and current situation. My goal is to give you a clear understanding of the complete process.

You don't need perfect credit... you need to start the right way!

When you're ready to move forward, we'll review the information with a simple application that includes reviewing your credit, income and overall financial picture which is necessary to explore available financing options.

Step 2 - Complete an Application

Filling out the mortgage application and a review of your credit is the first step that will show your full financial picture so we are able to create a plan. The application is not a commitment to a loan. It will assist me in identifying what documentation and other items will be needed to move your loan through the mortgage process.

The application will allow me to assess your income, credit assets and existing debts which will create available loan types that fit your situation and eligibility and we can determine a monthly payment and price range that works for you.

If you would like a heads up on what is on your credit report before any lender pulls it you can order your free credit report with one of the following options.

* www.annualcreditreport.com

Once you have your full credit report please review it for accuracy that will prevent any delays in the process moving forward .

1. Verify all of your accounts are reporting correctly.

2. Review any recent inquiries

3. Check for outdated

If you see any errors you can dispute them directly with the appropriate credit bureau. If you need help just ask and I will review it to see is needed to move you through the process.

Step 3 - We Make a Plan

Now that we have reviewed your full financial picture we will plan what loan type will fit your situation, develop an estimated budget and comfortable price range. I will also explain the home buying process so you are aware of what happens next from start to finish. You will have a clear understanding of your options, rates, price range and what to expect during your home buying process.

If you are purchasing and don't have a realtor I will connect you with one and I will work with you and your real estate professional during your home search. Our plan will give you the confidence needed to be competitive and present strong offers when you find the home that is right for you.

Step 4 - Search for Your Home

Once you are connected with a real estate professional you should receive a home buyers consultation of what to expect during your home search process.

Before your home search begins you and your realtor are sent a pre-approval letter that indicates your maximum purchase amount so you will know what price range to stay within during your home search.

Be sure to identify properties that fit your needs, lifestyle, location preferences, and budget. During your search, you'll tour homes, compare options, evaluate what's most important to you, and ultimately decide when you're ready to make an offer.

Step 5 - Your Loan Gets Processed

Once you have submitted an offer and it is accepted you are officially under contract. Yay!! This is where it is crucial that you listen to the direction your loan officer and your real estate professional.

DO NOT MAKE ANY NEW CREDIT PURCHASES THAT WILL ALTER ANY INFORMATION THAT WAS ORIGINALLY LISTED ON YOUR CREDIT FILE!

Your real estate professional will work with you on completing the terms within the offer that was submitted and will coordinate any necessary inspections, etc.

I will coordinate the appraisal and ensure it meets the lender requirements. Submit your loan for underwriting and review conditions and work with all parties to secure final loan approval.

Make sure you stay connected so you can respond timely as there may be time sensitive information that may be required from you to finalize the transaction.

Step 6 - Your Loan is Cleared to Close

The final step of the loan process is an official approval of your loan which mean all of the requirements and/or conditions of the loan have been met and you can sign your closing documents.

What happens next?

1. I will coordinate with all parties to ensure your final loan documents are completed and ready for you to sign.

2. I will confirm funds and all documents have been completed with the settlement company.

3. Coordinate with your agent on getting your keys to your new home.

4. Capture the moment with pictures at your closing.

5. Enjoy Your New Home!!
